Thank you for the excellent service you and your company provided us on the sale of an estate property in West Chester. As executors of the estate we felt competing pressure to try to sell the property quickly while obtaining a good sale price in the interest of the beneficiaries. The auction method did allow us to satisfy both those objectives. We definitely think that if we had sold the house through conventional real estate methods we would have felt pressured to accept a much lower price and not realized the true market value of the property. I ve told the story of our first real estate auction experience to a co-worker and his comment was Why isn t real estate always sold this way I think this comment sizes up our experience very well.

I appreciate everything you did to make the auction of my mother s property successful. From the start my husband was impressed with your professionalism when you arrived the site for the first already familiar with the tax parcel information and the housing market in the Oxford area. You immediately proceeded to take measurements and pictures and lay out a program for publicizing the sale which included newspaper advertising color brochures and two open houses as well as listing it on your web site. It was amazing to hear how many hits the property received. Your courteous explanation of the advantages of an auction compared to attempting to sell in an already overloaded real estate market were helpful. However it was comforting to know that you could become the real estate agent should the property not sell at auction. Your example of a home in our area that did not sell at auction but was sold in a short time to a buyer who had attended the auction was encouraging. I had steeled myself for a similar outcome but thankfully the property sold above our reserve figure. A friend recommended Barr Davis and I would be happy to do so as well. Sincerely Pamela L. Bogus
